Platform Responsibilities Stay with the Owner
Because we’re in the field and not behind a desk — our team’s focus is boots-on-the-ground operations.
Owner/Host is responsible for managing their property’s platform.
We can suggest tools or features — but you’ll need to work directly with the service providers for setup, training, and support.
Our Full Property Management Services (not Co-Hosting) may include:
- Booking platform dashboards (Airbnb, Vrbo, etc.)
- Calendar syncs or channel managers
- Price tool logic (like PriceLabs)
- Insurance or guest agreement enforcement
Guest Communication (Optional Add-On)
📋 Definition of Guest Communication:
We manage all guest-facing messages — before, during, and after the stay — so the owner doesn’t have to.
This is a separate service from our Co-hosting services and operational support (Owner Requests).
What We Handle:
- Pre-arrival messages (directions, check-in times, welcome notes)
- During-stay questions (Wi-Fi issues, TV help, locked out, trash day)
- Departure reminders (checkout time, instructions)
- Post-checkout follow-up (thank you messages, reviews)
- Guest disputes or complaints (handled calmly and professionally)
Why Guest Communications is an Add-On:
Guest messaging can be time-consuming, especially:
- Last-minute check-in questions
- Misunderstandings about house rules
- Complaints we didn’t cause (but still need to manage)
It requires quick replies, 7 days a week — so it’s priced as an additional service.
