Onsite Oversight & Guest-Day Assurance

Why Cleaning Verification Matters:

Issue Tracking, Restocks & Linen Accountability

Issue reporting means identifying, documenting, and communicating anything that’s wrong inside the property — before it becomes a guest complaint or a bad review.

Supplies are purchased using the operational reserve the owner provides (usually $300–$500 float)
Refill and check amenity levels during each turnover or walkthrough

How It Works in Practice:

When a bed is made with mismatched, leftover, or random linens that don’t belong together — often pulled from old stashes, mixed properties, or unlabeled bags.

Oversight, Updates & Onsite Accountability

From enforcing cleaner compliance to keeping you informed, our role doesn’t stop at scheduling. We coordinate repairs, train your labor, and document issues before they turn into bad reviews.

We keep the owner informed without overwhelming you — just the key things you need to know.
Includes:
Notifications when something goes wrong (damage, no-show, bad clean)

Definition Vendor Coordination:
We coordinate vendors with the owner when something breaks or needs attention.
We’re on site to help guide or verify if needed

When the owner’s cleaner (or new labor) doesn’t know how to meet the VRS Ops System standards, we step in on site to train them — using our systems, visuals, and expectations.

Stage the property correctly
Clean with none damaging products
Know how to reset kitchen cabinets
How to break down beds, appliances etc.

Platform Responsibilities Stay with the Owner

Because we’re in the field and not behind a desk — our team’s focus is boots-on-the-ground operations.

Owner/Host is responsible for managing their property’s platform.

We can suggest tools or features — but you’ll need to work directly with the service providers for setup, training, and support.

Our Full Property Management Services (not Co-Hosting) may include:

  • Booking platform dashboards (Airbnb, Vrbo, etc.)
  • Calendar syncs or channel managers
  • Price tool logic (like PriceLabs)
  • Insurance or guest agreement enforcement

Guest Communication (Optional Add-On)

📋 Definition of Guest Communication:

We manage all guest-facing messages — before, during, and after the stay — so the owner doesn’t have to.
This is a separate service from our Co-hosting services and operational support (Owner Requests).

What We Handle:

  • Pre-arrival messages (directions, check-in times, welcome notes)
  • During-stay questions (Wi-Fi issues, TV help, locked out, trash day)
  • Departure reminders (checkout time, instructions)
  • Post-checkout follow-up (thank you messages, reviews)
  • Guest disputes or complaints (handled calmly and professionally)

Why Guest Communications is an Add-On:

Guest messaging can be time-consuming, especially:

  • Last-minute check-in questions
  • Misunderstandings about house rules
  • Complaints we didn’t cause (but still need to manage)

It requires quick replies, 7 days a week — so it’s priced as an additional service.

VRS Ops System Setup

$500–$1,200 (based on property size and layout)
One-time install of our in-property operational system, including:

  • Guest flow and departure procedure integration

Property Onboarding + Field Prep

Labor billed separately

  • Deep clean prep

  • Staging, inventory delivery, and team setup

Ongoing Co-Hosting Services

10–20% of booking revenue
Covers:

  • Cleaner scheduling and verification
